Plot Eval is decision-support software only.
Plot Eval is decision-support software that assists with property research, analysis, and organization. It is not an investment advisor, broker, legal advisor, tax advisor, or financial advisor. The platform and its operators do not provide investment, legal, financial, or tax advice.
All grades, scores, and signals in Plot Eval are analytical indicators derived from available data. They are for prioritization and workflow only. They are not recommendations, buy or sell signals, or guarantees. Users must independently verify all data and conclusions before making any financial, legal, or investment decisions.
You are solely responsible for verifying the accuracy, completeness, and timeliness of any data used in your decisions. GIS, tax, and third-party data can change or contain errors. Plot Eval does not replace due diligence, professional advice, or independent judgment.
Plot Eval and its operators are not liable for any decisions you make based on the Service or its outputs. Use of the Service does not create an advisory or fiduciary relationship. You assume all risk in connection with your use of the platform and any actions you take.
Plot Eval is software for research and workflow. It is not a real estate broker or dealer, not a licensed appraisal, not a survey, and not a title search or title insurance product. Nothing in the Service constitutes an opinion on market value, insurability of title, or legal ownership.
Parcel matching, GIS depth, and automated signals depend on the county tier you select, what the underlying agencies publish, and what was successfully retrieved for each property. Data can be incomplete, delayed, or incorrect. The supported counties page describes advertised capabilities by jurisdiction; it does not guarantee results for every row or field.
Scores and grades use documented rules and thresholds applied to the data available at calculation time. They can change when source data changes or when product logic is updated. Outputs are not audited statements and should be treated as starting points for your own verification.
